A Special Destination... DeBordieu Colony

The long and beautifully wooded approach to the residential areas of DeBordieu Colony make you feel like you are traveling somewhere special. It reminds you of a visit to a grand estate, with the promise of a magnificent old home at the end of the winding entrance drive.

The community at DeBordieu is indeed a special destination, but, unlike the private and spacious estates of the past- so many of which remain in the region-DeBordieu presents itself as a thoughtful community of graceful, charming and often modest homes. The natural landscape is exquisite, and the homes seem to belong there. As you visit the community for the first time, possibly anticipating an onslaught of "showstopper" houses, it becomes evident that DeBordieu is not that sort of residential development. These homes are stately, tasteful and appropriate to their setting. They do not try to outdo one another, and they exist in harmony with each other, as well as with the natural surroundings they grace.

DeBordieu Colony is a private residential community just north of Georgetown, SC., between Charleston and Myrtle Beach. Homes are built on about 650 of its 1,250 properties and the 2,700-acre development includes a 600-acre parcel of undisturbed forests and wildlife preserves maintained by Clemson University. This land is used for research purposes by the University, but, aided by walkways, residents are able to enjoy it, also.

Maintaining the natural environment is a major priority at DeBordieu. In fact, less than half the total acreage is zoned for home sites and villas, so wildlife remains the overwhelming feature throughout this unique coastal community.

Owners secure their own architects and builders, but design must be approved by the Architectural Review Board, which is governed by the homeowners association. Site plans require approval, too, and you can't cut trees without permission. A combination of individualism and continuity is encouraged by the ARB, resulting in a stunning array of well-matched but distinctive homes. Most owners, undoubtedly influenced by the charm and success of the homes already built at DeBordieu, choose traditional Lowcountry or Charleston styles, which appear so well suited for this region. A vast majority of homes boast the lovely verandas and double porch stairs prevalent in the traditional architecture of South Carolina. Many homes along the beach feature a Mediterranean flair, as well as styles reminiscent of Victorian era beach communities.

In no way is DeBordieu a "cookie-cutter" community, but there remains an element of cohesion among all the homes. People visit historic cities and towns all over the world because the buildings somehow seem to belong there-and-together: You don't expect the experience to be interrupted by something foreign. Amazingly, DeBordieu has managed to achieve a similar status.

Certainly there are larger, more ornate residences, especially along the shore, but the attention to detail in the design of all the homes creates an environment of correlation that makes each special in its own right and as part of the community.

For a majority of homeowners, DeBordieu is a seasonal residence, but 200 families live there year- round. Residence appreciate the safety DeBordieu offers, especially with regard to children. Not only is the community private, but the residential areas are quite a distance from the main highway. About 100 of the owners have young children, and for them the feeling of security is invaluable. Additionally, the many natural and man-made amenities provide endless opportunities for enjoyment, both for the children and adults. On top of everything else, the colony features an award- winning golf course with an exquisite Georgian clubhouse.

Homes at DeBordieu Colony start at $499,000, while villas begin at $459,000. Home sites are available from $125,000. Currently, there are 85 houses available for summer rental.
